Three reasons come up again and again.

  • It isn't mandatory. Your car can't leave the showroom without insurance. Your flat can sit uninsured for 30 years and nobody will ask.

  • Nobody brings it up after registration. The builder hands over keys, the bank disburses the loan, and the conversation ends. Some lenders bundle a policy at loan time, but it may cover only the structure or only the loan tenure, and many owners don't even know it exists.

  • Concrete feels permanent. "What could happen to a flat?" That thinking holds until water enters a ground-floor unit at knee height, or a short circuit starts a fire in a bedroom.

Structure Cover vs. Contents Cover for Flats in India

Home insurance in India has two parts, and flat owners often mix them up.

Structure cover pays to repair or rebuild the physical home: walls, flooring, ceilings, fixed wiring, plumbing, and built-in fittings like wardrobes and kitchen cabinets.

Contents cover pays for what's inside: furniture, appliances, electronics, clothes and, with an add-on, jewellery and other valuables.

Apartments add a twist. In some Chennai complexes, the residents' welfare association or the builder's maintenance entity insures the common structure: the building shell, lifts, pumps, generator and shared areas. If that's your situation, your real gap is usually your flat's interiors and your belongings. If nobody insures the building, you'll want structure cover for your own unit too.

So before buying anything, ask your RWA or facility manager one direct question: is the building insured, against which perils, and for how much? Policies come in two styles. Named-perils policies cover only the events listed in the document. All-risk policies cover everything except what's specifically excluded, which makes them better suited to jewellery, laptops and other portable valuables.

This is the part that surprises most people. Premiums vary by insurer, location, floor, construction type and sum insured, so any figure quoted here would date quickly. As a general rule, though, a year of home cover costs a small fraction of a percent of your flat's value.

Now compare that with the bill after a single bad flood: replacing flooring, rewiring the flat, and buying new appliances and furniture. That can easily run into lakhs. Multi-year policies are also available, which saves you from remembering a renewal every monsoon.
